What makes Prodigy Homes, Inc. different from other local home builders?

At Prodigy Homes, Inc. we use a unique online build system, called Buildertrend. This system allows constant communication between the builder, buyer, and subs so there are fewer misunderstandings. You are able to view daily progress photos, message the builder, and approve change orders and selections—all with just a few clicks in your personalized account. Where can I build a new home in the Tri-Cities, WA?

We build in Kennewick, Richland, West Richland, and Pasco, in a variety of subdivisions. To explore some of the communities we build in, please visit the communities page.


Why does Prodigy work with realtors?

Having our dedicated team of agents represent us is an integral part of our building process at Prodigy. Our agents have access to our most current pricing information. Since we work with the same agents for all of our jobs, they are very familiar with our building process, and able to answer any questions and concerns you might have. Working closely with agents in this way leaves us free to focus on what we do best: building high-quality homes. 

a. I already have my own real estate agent.

We are pleased that you have selected an agent to represent you as a buyer. We will be working with one of our own agents to represent us as your builder.

b. Why can’t I get pricing information directly from Prodigy?

Since our agents regularly handle this for us, they have access to the most current pricing information. We work with the same agents for all of our jobs, so they are well acquainted with our building process, and fully equipped to address any of your questions and concerns.

c. I don’t want to work with a real estate agent.

While it is not a requirement that you work with a real estate agent to represent you, we will still have an agent to represent us. You will be referred to this agent for pricing and other information about building with us. 


Can you build on my lot?

Yes.

Can I visit the job site during construction?

Job sites can be very dangerous, so we require that you make an appointment if you decide to check on the progress of your home. Alternatively, we do post pictures of the progress every day, so you can watch your new house being built from the safety and comfort of home.


Does my new Prodigy home come with a warranty?

Every Prodigy home comes with a 2-10 home buyer’s warranty, which is this country’s leading new-home warranty program. The 2-10 ensures that your new home is protected inside and out. Find details on the 2-10 HBW here.


What if I want to make a change during construction?

Any changes you make after you have finalized your selections will result in a change order fee of at least $275. You have two options when a change order is issued: You may either increase the sales price of the home and finance the upgrades, or you may pay cash for the change. In either case, a deposit of 100% of the upgrade cost is required in order to proceed with the change. Please call 509.737.6227 with any questions.


Is Prodigy Homes, Inc. an Energy Star certified or Green-Built certified builder?

We are an Energy Star builder partner, and we have also built Green-Built homes.


Can I request a specific subcontractor?

Loyalty is very important to us at Prodigy Homes, so we do not switch subcontractors on request. You can rest assured, however, that we only work with efficient and knowledgeable subs. They know our scheduling requirements and high quality standards, and they will deliver a top-notch product for you.


Do I have to carry my own construction financing?

The short answer is no, you do not have to carry your own construction financing. However, it will depend on the situation, the amount to be financed, and (most importantly) what the best option is for you, the buyer.


How long does it take to build a house with Prodigy?

Typically, it takes six to eight months to build the house after permit. This will vary, of course, depending on the weather and any changes made that affect the completion date. I want to build with Prodigy! What should I do before making an appointment?

We are happy that you want to build your home with us. Before scheduling your appointment, take some time to look through our floorplans, making a list of any that interest you. Think about how many bedrooms and bathrooms you need, and how much square footage your home should have. Do you already own a lot? If not, is there a particular area you’re interested in? When you’re ready, you can contact one of our agents. They will assist you and answer any questions you have.
