How long does it take to build a house with Prodigy?

Typically, it takes six to eight months to build the house after the permit. This will vary, of course, depending on the weather and any changes made that affect the completion date. I want to build with Prodigy! What should I do before making an appointment?

We are happy that you want to build your home with us. Before scheduling your appointment, take some time to look through our floorplans, making a list of any that interest you. Think about how many bedrooms and bathrooms you need, and how much square footage your home should have. Do you already own a lot? If not, is there a particular area you’re interested in? When you’re ready, you can contact our sales agents. They will assist you and answer any questions you have.
Can you build on my lot?

Can I visit the job site during construction?

Job sites can be very dangerous, so we require that you make an appointment if you decide to check on the progress of your home. Alternatively, we do post pictures of the progress every day, so you can watch your new house being built from the safety and comfort of your current home.
Do I need to find land myself, or do you help acquire land?

Can I customize my new home?

Yes! There are multiple styles, color, and design options available during selections that are within standards. In addition, we have numerous upgrade options aside from our “not so standard” standards. Check out our Diamond and Pearl collections.
Do you have standard lighting packages?

We believe lighting is the jewelry of your home. Prodigy Homes doesn’t box the buyer into A, B, or C type of lighting packaged selections. Instead, we offer a budget for lighting allowing you to customize your home and express your style.
Can I make my selections remotely?

Yes! Our online portal allows buyers to make selections by simply logging into their accounts and approving their favorite choices. For hard surface selections, many have worked directly with our design center professional, to remotely guide them through the quartz, granite, tile, carpet, and backsplash selections.
Do I need to hire a designer to help with the selection?

While a designer is a great help during selections, we do not believe that it is needed at our selection’s center, you will receive the help and the guidance of our experienced design professional.
What if I want to make a change during construction?

Minor changes can be made during construction. Our Change Orders are handled digitality. We post the details and price online for you to approve.
How can I pay for change orders?
Read More
Change Order payment is required at the time of the Change Order approval. However, the Change Order may still be financed in your loan. If you choose to finance the changes into your loan, you may communicate with your loan officer and Real Estate agent to ensure timely closing. A price change addendum will be required to update the sales price of your home. In addition, your payments for the Change Order will be converted to deposits and applied to the purchase price of your home.

Since we work with the same agents for all of our projects, they are very familiar with our building process, and therefore able to answer any questions and concerns you might have. Working closely with agents in this way leaves us free to focus on what we do best: building high-quality homes.

Do I have to carry my own construction financing?

The short answer is no, you do not have to carry your own construction financing. However, it will depend on the situation, the amount to be financed, and most importantly what the best option is for you, the buyer.
What Financing options does Prodigy Homes offer?

Prodigy Homes offers a few different types of builds.
1. You want to build one of our floor plans on one of our lots. Prodigy Homes will need a construction deposit and pre-qualification letter from an accredited lender.
2. You own your lot and want to build one of our floorplans. Prodigy Homes will need a construction deposit. You can; a) carry your construction loan, or b) quitclaim your lot as a deposit to Prodigy Homes. This will allow us to provide financing for the build.

What do I do if I have a crack in the drywall?

Cracks in drywall are normal settling cracks. It is best to let these continue to crack until the house is settled. We will repair these settling issues, one time only, near the end of the first year of coverage. Please reference the 2-10 warranty manual (section 7.2).
What do I do if I have a crack in the grout/caulking?

Cracks and separation in grout/caulking are normal settling cracks. It is best to let these continue to crack until the house is settled. We will repair these settling issues, one time only, near the end of the first year of coverage.
What if I have areas that have settled in my landscaping?

If Prodigy Homes has provided final grading and landscaping, we will fill and correct settled areas, one time only, during the first year of coverage. Please reference the 2-10 warranty manual (section 1.1).
What if my floor is squeaking?

We will refasten any loose subfloor or take other corrective action to reduce squeaking to the extent possible within reasonable repair capability without removing floor and ceiling finishes, but a totally squeak-proof floor cannot be guaranteed. Please reference the 2-10 warranty manual (section 4.1).
What do I do if I have a crack in the concrete slab?

Minor cracks in concrete floor slabs are normal due to shrinking, but they do not affect the integrity of the concrete. Cracks exceeding 3/16” in width will be repaired during the first year of coverage. Please reference the 2-10 warranty manual (section 2.1).
